Introducing PLACES, an app which will replace the Encore portal.


You will soon receive a personal invitation to join – please look out for it.
This letter provides you with all the essential information you need to know. 


Why are we releasing an app?
As managing agent, the app will enhance our ability to provide information to residents and interact more efficiently. This is essential in an emergency.
With recent changes to laws and regulations, particularly regarding safety, the app will be a helpful way to share relevant information and updates with residents. So, it’s important that as many people as possible living at your development have the app.


What will the app do?
The app will enable you to receive important updates, find useful information, see your account balance, provide a convenient way to report a maintenance item that requires repair, or contact us.
Instead of sending an email, when you contact us via the app, your request will be automatically routed to the correct people, so we can take action more quickly. You can control how you receive updates.


Who can use it?
It will be available for all owners, and importantly, rental tenants who live at a development. As rental tenants often comprise half of the people living on an estate, it will ensure important information is shared with them as well.

Owners will have access to an enhanced version of the app, showing your personal service charge account (only if you sign in using your personalised passcode, see below). Rental tenants will have access to a general version relevant for residents.

 

March 20, 2024 - Message from Jon Pelosi, Head Concierge


*Policy Regarding Postal Services. *
From this week delivery people are being requested to attempt delivery to resident’s doors directly in the first instance.  If delivery is unsuccessful then the concierges will take in the parcel on your behalf.  This is the current situation with the Post Office.  
 
The concierge office will not accept direct deliveries unless the parcel is marked: The Concierge (FAO name address).  This is so that large and heavy deliveries can be delivered directly to your door without you needing to wait for availability of the concierge or the need to transport the item to your doorstep yourself.

Monday, March 11, 2024 - Re: New Building Manager

Dear Residents,
 
I am pleased to announce that today Jon Pelosi will be joining the team at The General as the new Building Manager. We are excited to have Jon as he brings years of experience managing high-rise and complex buildings.
 
During the first few weeks, Jon will be going through several training courses, so his presence may be sporadic at The General. However, once he is settled into his role, I am confident you will find him a valuable asset to the community at The General.
 
During this transition period, thank you for your understanding and patience. I'm sure you'll give Jon the warm Bristolian welcome I was offered when I started so he can get to know the building.
